In order to complete a property transfer contract in Greece, a number of documents are necessary to ensure the legality and validity of the transaction.
In this section you will find the required documents, as well as some specific comments on a case-by-case basis:

Notes: Tax and insurance certificates are issued electronically by the notary, provided there are no debts. The required documents may vary from case to case, so we recommend that you contact us prior to the document collection process for further guidance and clarification.

1. Details of the parties
  • Photocopy of the seller’s and buyer’s identity card or passport – occupation – home address – tax office – VAT number.
    *For foreigners from outside the European Union, if applicable (depending on the time) a valid residence permit or recent entry visa will be required.
2. Certificate of Completeness
  • Certificate of completeness of the building’s identity by an engineer, (updated) completion and floor plan according to Law 4495 with the solemn declaration.
3. P.E.A.
  • Energy Performance Certificate from an engineer.
4. ENFIA certificate
  • Seller’s ENFIA certificate for the years 2019 – 2024 from an accountant for the horizontal property.
5. Extract from the Cadastral Map
6. Fiscal Awareness
  • Tax information from seller/sellers.
    (if they come out, our office will take care of it)
7. Insurance awareness
  • Insurance information from seller/sellers.
    (if they come out, our office will take care of it)
8. Building permit
  • A copy of the building permit.
9. ENFIA certificate
  • ENFIA certificate from the Independent Public Revenue Authority, proving that the property was included in the FAP and ENFIA declarations of the last years.
10. Accounts Payable
  • Bills for electricity supply and electricity supply and gas supply paid (at the time of the contract signing procedure).
